Boise Real Estate Sales – September 2009

Home sales in the Boise area continue their upward trend with a total of 546 homes sold in September, up 6.4% over August. The affordability of homes plus historically low interest rates are the contributing factors in the increase in sales. The first time home buyers tax credit of $8000. also contributed to the strong numbers. However, the tax credit is set to expire the end of November. I think we’ll continue to see an upward trend – at least until the credit expires.

The number of active listings continues to trend downward from 3,537 in August to 3,403 in September.

Boise

North – 31 homes with a median price of $194,000
Northeast – 16 homes with a median price of $275,000
Southeast – 33 homes with a median price of $178,000
Bench – 36 homes with a median price of $140,000
South – 13 homes with a median price of $177,000
Southwest – 51 homes with a median price of $150,550
West – 33 homes with a median price of $144,500
West/Garden City – 48 homes with a median price of $165,000
Garden City – 3 homes with a median price of $219,000
Northwest – 37 homes with a median price of $220,000

Meridian

SE Meridian – 22 homes with a median price of $186,481
SW Meridian – 8 homes with a median price of $260,900
NE Meridian – 43 homes with a median price of $163,000
NW Meridian – 68 homes with a median price of $162,900

Eagle – 35 homes with a median price of $266,000

Star – 14 homes with a median price of $190,000

Kuna – 58 homes with a median price of $129,000
